Hatchelet Project – Herzliya Pituach
Herzliya Hatchelet Project is a land area located and included in the outline plan of the city of Herzliya HR/2200/A, classified as residential.
The HR/ 2200/ A plan, Herzliya Hatchelet Project, sets a planning framework for the construction of an urban district southwest of Herzliya, along the coastline. The district will include commercial, occupation, hotel, residence and public areas (a park, buildings and public institutions).
The plan is located on the last significant land reserve of Herzliya between Herzliya Marina in the north and Tel Aviv Mandarin Hotel in the south. In the west, the plan is bordered by the beach and in the east by the coastal road. The size of the plan is approximately 2,265 dunams, constituting about 10.5% of the jurisdictional area of Herzliya municipality.
The environment
A tourist promenade and urban bathing beaches will be constructed along the coastline. In the north, at the area of the eolianite ridge designated for conservation, a park will be integrated, and hotels are planned to be constructed along the coastline. In order to encourage the construction of hotels and attract developers to the city, the municipality indicates that it will allow a combination of several uses in this area, including building rights for residential projects along the coastline and commercial projects at the ground floor facing the promenade.
A smart and solid investment
Investment in land intended for residential and commercial urban development, within a deposited and approved local outline plan, with an average price, as of today, of about NIS 5,500,000 for a 5-room apartment.
Investment in land that is in its early planning processes may yield a return of hundreds percents, the land is private, marketable and realizable at any stage.
